Property in SpainSpain has proven to be the most popular market for overseas property investors in recent years, and over the past twenty years the prices of property in Spain have risen faster than in any other market.

 

These increases in price have been driven by a large and relatively constant demand, and despite the more challenging financial climate of recent times, Spain is still the number one choice for overseas property purchases.

 

So why has property in Spain managed to maintain this strong demand? As in so many markets, the strong demand for Spanish property is rooted in its exceptionally successful tourism industry, one which generated almost $54 billion in 2007. Spain’s superb climate, coupled with the increasing number of cheap flights to the country from major European destinations, makes it easy to see why this has led to a consistently high demand for property. As importantly, this consistent demand is not just from overseas property investors, but also retirees and people seeking holiday homes. This ensures not just initial investment, but more importantly the end user, a vital component in any long term, sustainable property market. 

 

Coupled with its strong tourism industry, low interest rates (especially when viewed in comparison with interest rates in the UK) and property prices have resulted in Spanish property proving to be a lower cost investment choice than property elsewhere in Europe. In particular, people who have purchased off-plan property in Spain have historically seen even higher returns, as a result of significant discounts on early purchases.

 

Today, Spain is a mature property market, and it would be fair to say that the demand for property in other markets has almost closed what was a large gap. However, there is still a larger demand for property in Spain than in any other market, and this is unlikely to change in the near future.

 

What has changed in the Spanish property market in recent years is the requirement to make the right investment choice. It is no longer sufficient to rely on market demand increasing the market value. Without doubt, market research is the order of the day when buying a property in Spain today.

 

Whilst we have seen the emergence of this more ‘discerning investor,’ in Spain, it has had the positive effect of seeing more high quality property developments being launched. Recent times have seen a number of exceptional developments being announced throughout Spain, and it is these higher quality projects which are likely to prove more commercially successful in the long term.
