The Market
A survey by YouGov in 2009 (quoted in TUI, 2010) predicts a 70% increase in participation in adventure travel over the next 3 years, in particular a doubling in activity, ‘off-the-beaten track’ and ‘special interest holidays’ and a trebling in ‘adventure’, ‘ecofriendly/ ethical’ and ‘discovery’ holidays.
One of the attractions of the resort is its close proximity to hundreds of visitor attractions, including the world famous Edinburgh Castle. The resort is a great base to explore the rest of the country. Many of the attractions are free and give you an incredible insight to the magic that is Scotland.
We all know about the success of Center Parcs in England and its 90% plus occupancy rates. and the appeal of leisure and adventure resorts is growing, especially in Scotland. For example, the United Kingdom Tourism Survey calculated the 2008 volume and value of some of Scotland’s key outdoor activities, including walking, wildlife-watching, adventure sports and mountain biking, at 2.5m trips and £759m expenditure.
However, increased personal disposable income, increasing interest in health and wellbeing and greater participation in activity sports have led to recent estimates that it could increase to as much as 3.7m trips and £848m expenditure by 2015. 2) SIPP or SSAS compliant acquisition of part of a resort suite
- Prices range from £39,000 to £46,000 depending upon the specification of the resort suite
- The investment is equivalent to a 15% premium on a single unit purchase - and the investor receives one eighth of all yields and returns calculated on the same basis as a complete resort suite
- An eighth share in a four bed Executive resort suite costs £42,981 and could generate a - - -- 7.0% yield and an annual income of £3,026 at 80% occupancy or 7.9% and £3,414 at 90%
- The investor is purchasing one eighth of the freehold in a SIPP approved freehold
- Investors can also purchase using a SSAS, where syndicated pension holders (for example, a small company pension scheme) can invest together and enjoy real estate economies of scale

3) Kersewell Fund
Investors with £5,000 or more to invest can participate in a private fund that will own the title to several resort suites. Rental yield will be the same process with a 50% sharing of accommodation revenue, allocated to investors in the fund on a pro-rata basis. This has a limited availability of a £2m total investment.
4) Kersewell Development Bond
Investors who want a guaranteed income yield independent of the success of the resort can invest in a redeemable four-year development bond that will pay an annual 7% coupon.
5) Fractional Investment
- Prices range from circa £5k, depending upon the location and number of weeks
- Investor has a choice of four or six week shares in 2, 3 or 4 bed executive level suites
- Simple purchase without return on deposit or yield - however, once open resort will let on owner’s behalf and share rental equally
- Investor pays an annual service charge for repair and maintenance

Kersewell Estate - The Purchase Process
- We have developed five products to enable anyone to invest in the Kersewell resort. You can purchase a freehold resort suite title within a Self Invested Pension Plan (SIPP) or a Small Self-Administered Scheme (SSAS), either as a whole or an eighth share (what we call fractional ownership)
- one or more shares in a fund that will own multiple resort suites
- a 4 year bond that will pay 7.0% return per annum.
- a freehold resort suite title, either as a whole or an eighth share, for the owner’s own 'lifestyle' use (Fractional)
- a week’s own use of the resort suite
After paying an initial reservation fee of £2,500, investors pay a 30% deposit to secure their investment. The balance is due in stages: a further 20% at the footings stage, 30% once airtight and 20% on fit out or completion. Developer funding options are available for the staged payments.
